Why Are DFW Homeowners Switching to Metal Roofs?

Three reasons come up on nearly every estimate: hail, heat and insurance. North Texas sits inside Hail Alley, summers run past 100 F for weeks at a time, and homeowners premiums here are among the highest in the country. A metal roof answers all three with one purchase instead of a new shingle roof every 12 to 18 years.

What does DFW hail do to a roof?

It bruises shingles, strips granules and sends homeowners back through the claims process every few years. Dallas sees roughly 10 to 20 hail events in a typical year, and State Farm alone handled about 95,200 Texas hail claims in 2025, averaging around $15,000 each. Metal panels tested to UL 2218 Class 4 take a 2-inch steel ball without cracking or splitting. The largest stones can still dent a flat panel, and we say so up front. Our benefits of metal roofing page covers the ratings, and why asphalt roofs fail in Texas explains the shingle side.

Does a metal roof help with Texas heat?

Yes, within limits. Kynar 500 cool-pigment colors reflect more of the summer sun than dark granules. Research by Oak Ridge National Laboratory and the Florida Solar Energy Center puts the cooling-cost savings of cool metal roofing at up to about 25% compared with dark shingles. Your insulation, attic ventilation and color decide the real number, so we show Cool Roof Rating Council values for each color rather than promising a bill.

Will a Class 4 metal roof lower your insurance?

It may. The Texas Department of Insurance ties the impact-resistant credit to UL 2218 testing, with Class 4 earning the most, but each carrier sets its own amount. Reported credits run roughly 5% to 35% of the wind and hail portion of the premium. That matters when DFW single-family policies commonly cost $5,400 to $6,200 a year as of 2026. We supply the product labels and a signed installation certificate; your carrier decides the credit. Read what Texas carriers actually give for Class 4 metal roofs before you count on a number.

Which Metal Roofing Systems Do We Install?

Every system below is one we fabricate or install ourselves, from concealed-clip standing seam to copper accents. Pick the card that matches your home, or start with our guide to the types of metal roofing if you are still comparing.

Standing Seam Metal Roofing

Snap-lock and mechanical-seam panels in 24-gauge Kynar steel, plus ClickLock aluminum and Universal 16-inch steel systems. Concealed clips, no exposed screws, solar-ready seams.

Metal Shake Roofing

EDCO ArrowLine and Generations HD steel shakes and Classic Country Manor aluminum shake, with a hand-split cedar look that most architectural committees accept.

Metal Shingle and Slate Roofing

Classic Oxford Shingle, Rustic Shingle and Slate Rock Oxford in interlocking aluminum, the closest match to the shingle look Texas Property Code protects.

Metal Tile Roofing

Classic Grandetile aluminum Spanish tile and stone-coated steel tile for Mediterranean and Tuscan elevations. Granule and embossed faces hide small hail marks.

Corrugated and R-Panel Roofing

Exposed-fastener 26- and 29-gauge panels for barns, shops, porches and barndominiums where economy comes first and the look is agricultural by design.

Copper Roofing

Soldered or standing seam copper for full roofs, bay windows, turrets and entry accents that darken into a patina over decades.

Zinc Roofing

Architectural zinc that forms its own protective layer, for custom homes where the roof is part of the design.

Lifetime Roofing

The one-roof-for-life case: cost per year of ownership, which warranties mean something, and which systems qualify.

What Is Our Standard Metal Roof Made Of, and What Does It Cost?

Our standard residential roof is 24-gauge Galvalume steel with a Kynar 500 (PVDF) finish over high-temperature underlayment, fabricated in our Forney shop. 26-gauge SMP panels are the value option for light colors and tighter budgets.

  • Steel: 24-gauge Galvalume (AZ50), about 0.023 inch thick and roughly 28% more steel than 26 gauge. Painted Galvalume substrate warranties commonly run 50 years, and inland DFW is ideal territory for it.
  • Finish: Kynar 500 PVDF, the paint that holds color under a Dallas summer UV index of 9 to 10. Manufacturer chalk-and-fade warranties typically run 30 to 35 years. SMP costs less but fades sooner, so we suggest it only in light shades.
  • Underlayment: high-temperature synthetic rated to 240 F or more, with self-adhered membrane at eaves, valleys and penetrations, because metal runs hotter than shingles.
  • Details: striated or pencil-ribbed pans to limit oil canning, floating clips for thermal movement, and a vented ridge with Z closures so the attic can breathe.

What do we charge per square foot?

As of October 2026, a whole-house 24-gauge Kynar standing seam roof runs $15 per square foot of roof surface, so a 2,000-square-foot roof comes to about $30,000. Porches, patio covers and small additions run $25 per square foot, because a small job carries the same setup as a large one. A 26-gauge SMP roof runs $14 per square foot. For context, 2026 cost guides put standing seam at roughly $10 to $18 per square foot nationally. Price your own roof with the metal roof cost calculator; your written estimate lists every line, and roof surface includes pitch and overhangs, so it exceeds your living area.

Why fabricate in Forney instead of ordering pre-cut panels?

Because a roof measured on Tuesday should not wait three weeks for a truck. Our shop at 107 Industrial Dr in Forney forms panels, trim, flashing and ridge to your measurements, and our portable roll former can run eave-to-ridge panels in your driveway when the lengths call for it. Chimney crickets, kick-out flashing and custom caps come from the same custom sheet metal shop, so nothing on your roof is an off-the-shelf compromise.

Is Every Metal Roof Class 4 Rated?

No, and a roofer who says otherwise is guessing. UL 2218 tests a specific panel and assembly: at Class 4, a 2-inch steel ball dropped from 20 feet must not crack or rupture the material. Many of the standing seam, shingle, shake and tile systems we install carry that rating, and we tell you which ones do before you pick a color.

Two honest notes. The test measures cracking, not denting, so 24-gauge panels and textured profiles show fewer marks than thin flat ones. And many Texas policies now carry a cosmetic-damage exclusion that can leave dents that do not leak uncovered. Read that endorsement and ask your agent what removing it costs. We hand you the rating documents and a signed installation certificate for your insurer’s file.

Will Your HOA Approve a Metal Roof?

Usually, with the right paperwork. Texas Property Code 202.011 stops an association from banning shingles built to resist wind and hail, save energy or generate solar power, as long as they resemble the subdivision’s roofing, outlast it and match the look of the street. Metal shingles, shakes and stone-coated tile fit that language naturally. Standing seam is not named in the statute, so it goes through architectural review on its merits.

We prepare the submittal: product data, color chips, Class 4 documents and photos of the profile on similar homes. Our HOA approval guide for Frisco, Plano and McKinney walks through what committees ask, and the same package works in Rockwall, Heath and the newer neighborhoods around Forney.

What Dallas-Fort Worth Homeowners Say About Architectural Metal Panels

Residential Metal Roofing Questions From DFW Homeowners

How much does a residential metal roof cost in Dallas-Fort Worth?

As of October 2026, our installed price for a whole-house 24-gauge Kynar 500 standing seam roof is $15 per square foot of roof surface, about $30,000 for 2,000 square feet. Porches and patio covers run $25 per square foot, and 26-gauge SMP runs $14. Metal shingle, shake and tile systems are quoted after we measure.

What is the best metal roof for hail in Texas?

A 24-gauge standing seam roof or a textured metal shingle, shake or stone-coated tile with a UL 2218 Class 4 rating. Class 4 means a 2-inch steel ball dropped from 20 feet did not crack the panel. Thicker steel and textured faces show fewer dents, but no roof is dent-proof in the largest hail.

Does a metal roof lower homeowners insurance in Texas?

It may. Texas insurers give credits for UL 2218-rated roofing, with the largest for Class 4, but the Texas Department of Insurance lets each carrier set the amount. Reported credits run roughly 5% to 35% of the wind and hail portion of the premium. We supply the rating documents; your carrier decides.

Can my HOA stop me from installing a metal roof in Texas?

Usually not for metal shingles, shakes or tile that match the neighborhood look. Texas Property Code 202.011 protects wind- and hail-resistant and energy-efficient shingles that resemble the subdivision’s roofing. Standing seam is not named in the statute, so it goes through architectural review, and we prepare the submittal package.

How long does a metal roof last in Texas?

Typically 40 to 70 years with minimal maintenance, versus about 15 to 20 years for asphalt shingles in DFW heat and hail. Painted Galvalume substrate warranties commonly run 50 years, Kynar 500 finish warranties typically 30 to 35 years, and our workmanship warranty is lifetime and transferable.

Is a metal roof loud when it rains?

Not noticeably on a house. Solid decking, high-temperature underlayment, the attic and insulation absorb most of the sound. The drumming people remember comes from open-framed barns and carports with nothing under the panels.

Can you install a metal roof over my existing shingles?

Often, when there is a single layer of shingles and the decking is sound. The panel manufacturer and your city’s adopted code set the conditions, and we inspect the deck first. Skipping the tear-off saves $1.25 per square foot plus dumpster fees, but hidden rot has to be dealt with either way.
