Which Buildings Do We Roof With Metal?

Working buildings as well as homes: barndominiums, shops, barns, carports, small commercial buildings and churches. Each stresses a roof differently, so the panel, fastening and drainage plan start with how the building is used.

Barndominiums

A barndominium metal roof in DFW has to treat the living side like a house, with solid decking or insulation, condensation control and gutters that move water away from the slab. The shop side can often take a simpler panel.

Shops, Garages and Barns

Shops and barns usually get exposed-fastener R-panel or PBR over purlins, the most economical metal roof. A metal shop roof in Fort Worth or Denton County often has long panel runs, so fastening and thermal movement need a plan.

Carports and RV Covers

An open carport has no walls to break the wind, so uplift at the eaves, corners and ridge does the damage. A metal carport roof in Dallas lives or dies by its fastening pattern.

Small Commercial, Retail and Office Buildings

Retail buildings, offices, restaurants and flex spaces often use metal on pitched roofs, canopies and mansard facades. Tell us your business hours and access needs up front; the written scope shows exactly what is included.

Churches and Community Buildings

Sanctuaries, fellowship halls and gyms tend to have large, simple roof planes. Long panel runs move the most in Texas heat, which favors concealed-clip standing seam that lets panels float.

R-Panel or Standing Seam: Which Fits Your Building?

R-panel and PBR cost less and go up faster, so they are the usual choice for shops, barns and carports. Standing seam costs more but has no exposed screws and handles long runs and low slopes better, making it the stronger choice over living space, churches and storefronts.

Can a New Metal Roof Go Over an Existing Metal Roof?

Sometimes. A retrofit system adds sub-framing over old exposed-fastener panels to carry a new roof, but whether that is allowed depends on the structure, the added weight, local code and, on many commercial buildings, an engineer’s review.

A retrofit can keep a building in use and avoid a tear-off, and it is a chance to add insulation or move to a concealed-fastener panel. If the old panels are rusted through, the purlins are damaged or the structure cannot carry more load, the answer is a tear-off, whether that leads to an R-panel roof replacement in Dallas or a standing seam upgrade. We assess the building and tell you which path applies, including whether engineering is needed, before you commit.

How Do You Maintain Exposed Fasteners and Washers?

Check them on a schedule. Exposed-fastener roofs rely on thousands of screws sealed by rubber washers, and Texas UV and heat cycling wear those washers out, typically within 10 to 15 years.

  • Inspect yearly and after major storms for backed-out screws, cracked washers and rust streaks.
  • Drive screws snug, never crushed: overdriving splits the washer. Stretched holes need a larger-diameter screw.
  • Check laps and flashings: sealant ages faster than the steel.
  • Keep roofs and gutters clear: trapped leaves hold moisture against panels and screws.
  • Plan a full fastener check around year 10: one planned refastening beats chasing leaks.

What Works on Low-Slope Shop and Commercial Roofs?

Mechanically seamed standing seam is the go-to metal option on a low slope; some manufacturers rate it down to about 0.5:12 to 1:12. Exposed-fastener panels carry their own minimum slopes and need sealed laps to stay dry on shallow pitches.

DFW thunderstorms commonly drop 1 to 2 inches of rain an hour, and a shallow roof drains slowly, giving water time to find a lap or a screw. Over a solid deck we use high-temperature underlayment rated 240 F or more and flash walls and penetrations carefully. Truly flat roofs need a different system.

How Should Gutters Be Sized for a Big Metal Roof?

Size them to the roof area and the storm. A 6-inch gutter holds about 67% more water per foot than a 5-inch gutter and pairs with 3×4-inch downspouts. On long eaves we plan the downspout count and add extensions that carry water off the slab, because DFW’s expansive clay soil swells and shrinks with moisture. See seamless gutter installation.

Can You Buy Materials Only or Hire Install Only?

Yes. Builders and owner-builders can buy a complete materials package without installation, or hire our crew to install materials they supply. Prices as of October 2026:

OptionPriceWhat you getGood fit
Materials only, 24-gauge Kynar 500$9 per sq ft of roofComplete package: panels, trim, clips, underlayment and fasteners, itemized on your quoteOwner-builders who want the long-life paint system

On a shop with about 2,400 square feet of roof surface, that works out to roughly $21,600 for a 24-gauge Kynar package, $19,200 for 26-gauge SMP, or $18,000 for install-only labor. Your written estimate lists exactly what is included, and we confirm the final price after measuring the roof or reviewing your plans. See also our metal roof cost guide.

What Should Owner-Builders Check Before Ordering?

  • Send plans or accurate eave-to-ridge measurements; panels are cut to length.
  • Confirm the purlin or deck spacing your panel and fastening schedule call for.
  • Ask which warranties apply when someone else installs; your quote spells it out.
  • Make sure any required permit covers the roof before material arrives.

How Do Metal Building Roofs Handle DFW Hail and Wind?

Steel does not crack or shed granules like shingles, but large hail can dent any metal roof, and wind damage on open buildings is usually a fastening problem.

Texas has led the nation in major hail events for 11 straight years, and on April 28, 2026, preliminary reports put 4.5-inch hail near Cresson and Godley in Johnson County, south of Fort Worth. 24-gauge steel resists dents better than 26-gauge, and some panels carry a UL 2218 Class 4 rating. On a barndominium insured as a home, a Class 4 roof may earn an impact-resistant credit under Texas Department of Insurance guidance, though each carrier sets the amount and farm or commercial policies may differ; ask your agent, and check for a cosmetic-damage exclusion.

In March 2025, 90 mph winds collapsed a warehouse wall in Richland Hills. On carports, open shops and big commercial roofs, the manufacturer’s fastener pattern at edges, corners and ridges keeps panels attached, and we install to it.

Do Commercial and Agricultural Metal Roofs Need a Permit?

Often, depending on where the building sits and how it is used. Rules differ inside city limits and in unincorporated county areas, and commercial buildings can need plan review or engineering.

In Dallas, roofing contractors register with the city and a whole-roof replacement needs a re-roof permit. In Fort Worth, a full roof replacement needs a building permit even with the same material. Rural properties around Denton or Burleson may sit outside city limits, where county requirements can still apply. We confirm the right authority and pull the permit where required before ordering material.

Building in a deed-restricted subdivision? Check the HOA rules too. Texas Property Code §202.011 protects certain wind- and hail-resistant shingles, not exposed-fastener panels. We work across Dallas, Tarrant, Collin, Denton and surrounding counties; see our service areas, or start with our main residential metal roofing page for homes.

Need Wall Panels, Coping or Box Gutters With the Roof?

Most commercial envelopes in DFW need more than a roof, and we fabricate the rest in the same Forney shop. Our metal wall panels cover storefront, office and warehouse elevations in concealed-fastener Wave profiles, corrugated and PBR, and aluminum composite panels handle the flat fascias, canopies and signage bands above the glass.

Parapets, edges and drainage come from our custom sheet metal shop: cleated metal coping for parapet walls, and built-in box gutters with liners and sized downspouts for roofs that drain behind a parapet. One contractor for roof, walls and trim means one set of shop drawings, one color match and one warranty.

What Dallas-Fort Worth Homeowners Say About Architectural Metal Panels

Barndominium, Shop and Commercial Metal Roof Questions

Should a barndominium have the same metal roof over the living area and the shop?

It does not have to. Some owners put standing seam over the living space and R-panel or PBR over the shop to save money; others use one profile throughout. Either way, plan condensation control and gutters from the start.

Can a new metal roof be installed over an existing metal roof?

Sometimes, using a retrofit sub-framing system over the old panels. Whether it is allowed depends on the building’s structure, the added load, local code and, on many commercial buildings, an engineer’s review. Rusted-through panels or damaged purlins usually mean a tear-off.

How often do the screws on an exposed-fastener metal roof need attention?

The rubber washers typically need attention within 10 to 15 years in Texas sun and heat. Inspect yearly and after major storms, and plan a full fastener check around year 10.

Can I buy metal roofing materials without installation?

Yes. As of October 2026, a complete materials package is $9 per square foot of roof in 24-gauge steel with Kynar 500 paint, or about $8 per square foot in 26-gauge with SMP paint. Your written quote lists exactly what the package includes.

Will you install metal roofing materials I already bought?

Yes. Install-only labor is $7.50 per square foot of roof as of October 2026. Send us your material list and quantities before we schedule, and your written estimate spells out which warranties apply.

Do I need a permit for a metal roof on a shop or commercial building?

Often. It depends on the city, the building’s use and whether the property is inside city limits, and commercial buildings may also need plan review or engineering. We confirm the right authority and pull the permit where one is required.

What is the lowest roof pitch that works with metal?

It depends on the panel. Some manufacturers rate mechanically seamed standing seam down to about 0.5:12 to 1:12, while exposed-fastener panels carry their own minimum slopes and need sealed laps on shallow pitches. Truly flat roofs need a different roofing system.
