Our Metal Roofing Prices (as of October 2026)
Our standard whole-house price is $15 per square foot of roof surface, installed; every other line is a lower-cost option, a small-job rate or an add-on.
| What you are buying | Price | Unit | Notes |
|---|---|---|---|
| Whole-house roof, installed: 24-gauge Galvalume, Kynar 500 paint | $15 | per sq ft of roof | Our standard system |
| Whole-house roof, installed: 26-gauge, SMP paint | $14 | per sq ft of roof | Value option |
| Porch, patio cover or small addition, installed: 24-gauge Kynar | $25 | per sq ft of roof | Small jobs carry more setup per foot |
| Porch, patio cover or small addition, installed: 26-gauge SMP | $24 | per sq ft of roof | Value option |
| Materials only, complete package: 24-gauge Kynar | $9 | per sq ft of roof | Panels, trim, clips, underlayment and fasteners |
| Materials only, complete package: 26-gauge SMP | $8 | per sq ft of roof | Panels, trim, clips, underlayment and fasteners |
| Installation only | $7.50 | per sq ft of roof | You supply the materials |
| Pipe boot (pipe flashing) | $200 | each | Plumbing and vent pipes |
| Skylight flashing | $1,000 | each skylight | Custom metal flashing, fabricated and installed |
| Vented ridge | $45 | per linear foot | With vented Z closures |
| Steep roof, 8/12 pitch and up | $2 | per sq ft of roof | Added to the installed price |
| Tear-off, first layer of shingles | $1.25 | per sq ft of roof | Re-roofs only |
| Tear-off, each extra layer | $0.75 | per sq ft of roof | Older roofs with two or three layers |
| Dumpster, 40-yard | $1,000 | each | About one per 40 squares torn off |
| Materials delivery by van | $350 | each trip | Materials-only orders |
| Materials delivery by box truck | $500 | each trip | Materials-only orders |
Re-roofing? Tearing off one layer of shingles from a 2,500 sq ft roof adds $3,125, plus $1,000 for the 40-yard dumpster. A second layer adds $1,875 more, and a roof at 8/12 pitch or steeper adds $5,000. New construction and new roof decks skip the tear-off.
Why Is 24-Gauge Kynar Our Standard?
Because DFW sits in Hail Alley under a summer UV index that routinely hits 9 to 10. At about 0.023 inch, 24-gauge steel is roughly 28% thicker than 26-gauge and resists hail dents and oil canning better. Kynar 500 (PVDF) paint holds its color far longer than SMP: in one side-by-side comparison, the SMP roof looked visibly faded at eight years while the Kynar roof still looked new.
Prices are per square foot of roof surface, not living space. Your written estimate lists exactly what is included, and we confirm the final price after measuring the roof.
What Does a Metal Roof Cost on a Typical DFW Home?
Multiply your roof’s measured area by the price per square foot, then add pipe boots, skylights and vented ridge as separate lines.
| Roof | 24-gauge Kynar (standard) | 26-gauge SMP (value) |
|---|---|---|
| 1,800 sq ft whole-house roof | 1,800 x $15 = $27,000 | 1,800 x $14 = $25,200 |
| 2,500 sq ft whole-house roof | 2,500 x $15 = $37,500 | 2,500 x $14 = $35,000 |
| 3,200 sq ft whole-house roof | 3,200 x $15 = $48,000 | 3,200 x $14 = $44,800 |
| 300 sq ft porch or patio cover | 300 x $25 = $7,500 | 300 x $24 = $7,200 |
How Do Add-Ons Change the Total?
Say the 2,500 sq ft roof has four pipes, one skylight and 40 feet of ridge you want vented:
- Four pipe boots: 4 x $200 = $800
- One skylight with custom metal flashing: $1,000
- 40 feet of vented ridge: 40 x $45 = $1,800
Those lines are added to the $37,500 roof price, not buried inside it.
Porch roofs cost more per foot because setup, trim and wall flashing are spread over fewer square feet; our metal porch roof and patio cover cost guide covers pitch, tie-ins and permits.
What Changes the Price of a Metal Roof?
Mostly roof area, which pitch increases, then how cut-up the roof is, which add-ons it needs and which panel and paint you choose.
How Do We Measure a Roof in Squares?
Roofers count in squares, and one square is 100 square feet of roof surface. We measure every plane along its slope, which is why a single-story home almost always has more roof than floor: a 6/12 pitch adds about 12% to the flat footprint and an 8/12 about 20%, before overhangs. A two-story home stacks its living space, so it often has less roof than its square footage suggests.
What About Steep Pitches and Two-Story Homes?
Pitch adds square feet, as shown above. Roofs steeper than about 9/12 and second-story eaves also need more fall protection and careful panel handling, so your written estimate states how pitch and height are handled for your roof.
How Do Hips, Valleys, Dormers and Penetrations Add Up?
Each hip, valley and dormer adds trim, cuts and flashing time, so cut-up roofs are where an on-site measurement matters most. Penetrations are priced in the open: $200 per pipe boot, and $1,000 per skylight for metal flashing fabricated in our own shop in Forney.
Should You Add Vented Ridge?
Often, yes. Vented ridge at $45 per linear foot, with vented Z closures, lets hot attic air escape at the peak through a climate zone 3A summer that averages about 20 days at or above 100 degrees. It needs intake air at the eaves, so if your soffits are solid or rotted, look at soffit and fascia too.
How Much Does Panel and Paint Choice Save?
Choosing 26-gauge SMP lowers the installed rate from $15 to $14 per square foot; we suggest it mainly for light colors and tight budgets. See our standing seam metal roofing guide for seams and profiles, or residential metal roofing for Class 4 ratings and HOA rules.
Does Where You Live in DFW Change the Price?
Our rates are the same from Dallas to Fort Worth; only the paperwork changes. Fort Worth requires a building permit for a full replacement, typically approved in about three business days, Dallas requires a re-roof permit, and HOAs may want samples first (see HOA approval in Frisco, Plano and McKinney). See all of our service areas.
Can You Buy Metal Roofing Materials Only, or Installation Only?
Yes. Materials only runs $9 per square foot of roof for a complete 24-gauge Kynar package, or about $8 for 26-gauge SMP. Installation only runs $7.50 per square foot when you supply the materials.
Who Is Materials-Only For?
- Builders and remodelers with their own crew who want one complete metal package.
- Shop, barn and barndominium owners roofing an outbuilding themselves.
- Experienced DIY homeowners comfortable working at height, cutting panels and setting flashing.
The package covers panels, trim and fasteners, and your written quote lists anything else it includes. Measure carefully, because a panel cut short cannot be stretched. A 2,500 sq ft roof is 2,500 x $9 = $22,500 in 24-gauge Kynar.
Who Is Installation-Only For?
Owners and builders who already have metal roofing on hand. At $7.50 per square foot, a 2,500 sq ft roof is $18,750. We will ask what gauge, profile, trim and fasteners you bought, and your written estimate spells out who supplies what. For shops and barns, see our corrugated and R-panel roofing guide.
Is a Metal Roof Cheaper Than Shingles Over Time in DFW?
Usually, if you plan to stay. Shingles cost far less up front, but in DFW heat and hail they typically last 15 to 20 years, while a metal roof typically lasts 40 to 70.
| Roof | Installed price | Typical life in DFW | Roofs bought over 40 years |
|---|---|---|---|
| Architectural asphalt shingles | $5.00-$8.50 per sq ft (typical 2026 market range) | 15-20 years | 2 to 3 |
| Our 24-gauge Kynar metal roof | $15 per sq ft | 40-70 years | 1 |
On a 2,500 sq ft roof, one shingle roof at those rates runs about $12,500 to $21,250, and over 40 years you would likely buy at least two: roughly $25,000 to $42,500 at today’s prices, against $37,500 once for metal. Class 4 impact-rated shingles typically land between the two on price; see our 30-year metal vs Class 4 shingle cost math.
Can a Metal Roof Lower Your Insurance Costs?
It can, but your carrier decides. The Texas Department of Insurance ties impact-resistant credits to UL 2218, with Class 4 earning the most, and each insurer sets its own amount. Reported credits run roughly 5% to 35% of the wind/hail portion, on DFW premiums commonly $5,400 to $6,200 a year in 2026. Watch for cosmetic-damage exclusions on hail dents that do not leak, and remember North Texas wind/hail deductibles are often 2% of dwelling coverage, or $9,000 per claim on a $450,000 home. This is general information, not insurance advice; we never promise a discount.
When Is Metal Not the Right Buy?
Selling within a few years? Metal’s extra up-front cost may not come back before you move, so weigh it against the 30-year cost math before you decide, and a young metal roof with isolated damage may only need a repair. Either way, our lifetime warranty page shows what coverage to compare.
Does Insurance Pay for a Metal Roof in DFW?
Sometimes, in part. When a covered storm damages your roof, the insurance proceeds can go toward a metal replacement, though you still pay your deductible, as Texas law requires, and any upgrade cost above a like-kind replacement is yours. Most other homeowners pay from savings. Either way, get our written, itemized price first so every line is clear before you commit.

What Dallas-Fort Worth Homeowners Say About Architectural Metal Panels
Metal Roof Cost Questions From DFW Homeowners
How much is a metal roof on a 2,000 sq ft house in Dallas?
If the roof measures 2,000 square feet, it is $30,000 installed in our standard 24-gauge Kynar, or $28,000 in 26-gauge SMP, before add-ons. A single-story 2,000 sq ft home usually has more roof than that once pitch and overhangs count, so we confirm the final price after measuring.
What does a metal roof cost per square foot in Texas?
Ours is $15 per square foot of roof installed in 24-gauge Kynar and $14 in 26-gauge SMP. For context, cost guides typically put standing seam at $10 to $18 per square foot installed as of 2026.
How much is a metal roof in Fort Worth?
The same as in Dallas: $15 per square foot of roof installed, so a 2,500 sq ft roof is $37,500 before add-ons. Fort Worth requires a building permit for a full replacement, and your written estimate lists exactly what is included.
Is 26-gauge worth the savings?
Sometimes. It drops the rate from $15 to $14 per square foot, and quality 26-gauge panels can still earn Class 4 impact ratings. But 24-gauge is roughly 28% thicker and Kynar outlasts SMP in Texas sun, so for a home you plan to keep, 24-gauge Kynar is usually the better value.
How much does a metal porch roof cost?
Our porch and patio cover rate is $25 per square foot installed in 24-gauge Kynar, or $24 in 26-gauge SMP, so a 300 sq ft patio cover is $7,500 in Kynar. Small roofs cost more per foot because setup, trim and flashing are spread over fewer square feet.
Do you sell metal roofing materials only?
Yes. A complete package covering panels, trim, clips, underlayment and fasteners runs $9 per square foot of roof in 24-gauge Kynar, or $8 in 26-gauge SMP. Delivery is extra: $350 by van or $500 by box truck, per trip. Installation only, with your materials, is $7.50 per square foot.
Does the price include tearing off my old roof?
No. Tear-off is $1.25 per square foot for the first layer of shingles and $0.75 for each extra layer, plus $1,000 for each 40-yard dumpster. Permits and any decking repair are listed on your written estimate, and we confirm the final price after measuring the roof.
How accurate is the metal roof price calculator?
It uses the same rates as our price table and returns a range, because roof-size guesses are rarely exact. After we measure on site, we confirm the final price in writing.
