Metal Roof vs Class 4 Shingles in DFW: The 30-Year Cost Math

Standing seam metal roof next to an architectural shingle roof on two neighboring North Texas homes

Over 30 years in Dallas-Fort Worth, a Class 4 shingle roof usually gets bought twice, while a metal roof gets bought once and still has decades left. In our worked example for 2,000 sq ft of roof, two Class 4 shingle roofs total roughly $20,000-$34,000 or more in today’s dollars, against $30,000 for one standing seam roof at our price as of October 2026. Spending lands in the same range; metal pulls ahead on cost per year and on the roof you still own at year 30. Shingles win if you are selling soon or the cash is not there.

Every number and assumption is shown below so you can swap in your own. This is an illustration, not a quote or financial advice, and your results will vary.

What does 30 years of roofing cost on a 2,000 sq ft DFW roof?

Metal is bought once, at $30,000; Class 4 shingles are bought twice, at about $10,000-$17,000 each, for $20,000-$34,000. At year 30 the metal roof typically has 10-40 years left, while the second shingle roof has 0-10.

What assumptions are behind these numbers?

  • Roof size: 2,000 sq ft of roof surface, not floor space; pitch and overhangs make a roof larger than the footprint it covers.
  • Metal price: our base price of $15 per square foot for 24-gauge Galvalume steel with a Kynar 500 finish, with trim and flashing fabricated in our own shop in Forney. Your written estimate lists exactly what is included, and we confirm the final price after measuring the roof.
  • Shingle price: the typical installed range for architectural shingles, about $5.00-$8.50 per square foot as of 2026. Class 4 impact-resistant lines cost more than standard shingles, so this range flatters the shingle column on purpose.
  • Lifespans: 15-20 years for asphalt shingles in DFW heat and hail, and 40-70 years for a professionally installed metal roof in Texas.
  • Today’s dollars: a 2041 shingle roof will likely cost more than one bought today, but money spent later is also worth less now. The two effects pull in opposite directions, so we leave both out.

How should you read the result?

On roof spending alone the two finish close. The separation shows up in two other lines: cost per year of service and the roof you still own at year 30. Metal’s extra up-front cost only comes back once the second shingle roof comes due, typically around year 15-20. Sell before then and shingles were the cheaper roof for you.

Two details tilt the comparison further. First, the higher your actual Class 4 quote, the sooner metal comes out ahead, because the shingle column uses architectural-shingle prices. Second, at a 15-year shingle life, year 30 is when roof number three is due, while a metal roof installed the same day typically has 10-40 years to go. Our guide to lifetime roofing in Dallas-Fort Worth runs the same idea over 50 years.

What happens when hail ends a shingle roof early?

Every hail-driven replacement starts with your deductible, so an early loss adds cost the table leaves out. Class 4 shingles cut the odds of that claim, but Texas heat and UV still age asphalt, and DFW gets hail every year.

Texas wind and hail deductibles are percentage-based, typically 1-5% of dwelling coverage, with 2% now the norm in North Texas; the Texas average is about $7,761. Texas law (HB 2102) requires you to pay it, and a contractor who pays, waives or absorbs it commits a Class B misdemeanor. Insurance-industry research found homes with impact-resistant roofs have about a 40% lower hail claim rate and 55% lower losses, which helps Class 4 shingles and Class 4 metal alike.

To be fair to shingles: when insurance pays for a replacement, your out-of-pocket is the deductible rather than a whole roof, and the clock on the new roof restarts. The catch is roof age. Texas insurers commonly move roofs older than 10-20 years to actual cash value (ACV) at renewal, and some carriers in Frisco and Plano start at 10. For a shingle roof, that covers much of its second decade, so a late-life hail loss may pay only depreciated value. Ask your carrier how its schedule treats each roof type; schedules vary.

Metal has its own trade-off. A Class 4 metal roof usually keeps hail out, but large stones can leave dents, and many Texas policies exclude cosmetic hail damage that does not let water in. The roof keeps working; the dents may simply not be paid for.

Does the insurance credit favor metal or Class 4 shingles?

Usually neither. A Class 4 shingle and a Class 4 metal roof carry the same top UL 2218 rating, so a credit that rewards one often rewards the other; that is why we leave it out of the 30-year total.

TDI guidance lets insurers credit roofing that passes UL 2218, with Class 4 earning the highest credit, but the amount is set company by company, along with the paperwork each carrier accepts. Industry reports from 2025-2026 put typical credits at roughly 5-35% of the wind and hail portion of the premium, and DFW premiums commonly run $5,400-$6,200 a year in 2026. To put the credit into your own math, ask your agent for the yearly dollar credit on each roof type and multiply by the years you expect to stay. We supply the product labels and installation record your agent asks for.

Should energy savings count in the math?

Count them as upside, not as the reason to buy. Cool-pigment metal can trim cooling costs, but the size of the savings depends on color, insulation, ductwork and attic ventilation, so we keep it out of the table.

Oak Ridge National Laboratory research, corroborated by the Florida Solar Energy Center, found cool metal roofing can cut annual cooling energy costs by up to 25% compared with dark-gray asphalt shingles. That matters in climate zone 3A, where DFW averages about 20 days a year at or above 100°F and 2023 had 55. The research benchmark is a dark shingle, so a lighter shingle would likely narrow the gap. If you want a number, take your own yearly cooling cost and plan on well under that 25% ceiling.

When do Class 4 shingles win?

Class 4 shingles win when you will not own the house long enough to reach the second shingle roof, or when the up-front difference would strain your budget. In those cases they are the smart buy, and we will tell you so.

  • You expect to sell within about 15 years. The metal math pays through the roofs you skip, and a seller skips none. We cannot promise a resale premium for metal.
  • Cash is tight right now. Metal typically costs two to three times as much as asphalt up front. If that difference would strain your budget, Class 4 shingles are the responsible choice, and we would rather say so than push metal.
  • Insurance is paying for a like-kind shingle roof. Upgrading to metal means paying the difference yourself. Sometimes that pencils out and sometimes it does not; our written metal estimate shows the difference against your carrier’s like-kind figure.
  • Your current roof is young. If isolated damage is the issue, a repair may beat replacing anything; on a metal roof, our metal roof repair service handles it.

We install metal roofing only, so when shingles are the right call, get a written shingle quote from a shingle contractor and set it beside our metal estimate. For why shingles age faster here than the brochure suggests, read why asphalt roofs fail in Texas.

How do you run the 30-year math for your own home?

Swap in your roof size, real quotes, your deductible and your carrier’s credit. It takes about ten minutes with the right numbers in hand:

  1. Size the roof: estimate it with the calculator below; we measure it exactly at your estimate.
  2. Get two written quotes on the same scope: tear-off, decking, underlayment, flashing and ventilation spelled out for both roofs.
  3. Call your agent: the Class 4 credit for each roof, your wind and hail deductible in dollars, and the age at which your roof moves to ACV.
  4. Pick your horizon: how many years you realistically expect to stay.
  5. Compare cost per year: divide each price by its expected years of service, then check how much life each roof has left when you expect to sell.

What this means for DFW homeowners

If you will stay past the life of one shingle roof, metal usually costs about the same or less over 30 years and leaves you with decades of roof; if you will not, Class 4 shingles are the honest pick. Either way, buy the roof that fits your timeline, not the one with the glossiest brochure.

The median DFW home was built around 1989, so many are already on their second or third shingle roof, and the next one is a good moment to run this math. Metal roof vs Class 4 shingles: frequently asked questions

Is a metal roof cheaper than Class 4 shingles over 30 years?

Often it costs about the same or less. In our worked example for 2,000 sq ft of DFW roof, two Class 4 shingle roofs at typical 2026 shingle prices total roughly $20,000-$34,000 or more in today’s dollars, versus $30,000 for one standing seam roof at our price as of October 2026. The metal roof also has about 10-40 years left at year 30. Your quotes, deductible and how long you stay change the answer.

Do Class 4 shingles get the same insurance discount as a metal roof?

Often, yes. Both can carry a UL 2218 Class 4 rating, and TDI leaves the size of the credit to each insurer. Reported credits in 2025-2026 run roughly 5-35% of the wind and hail portion of the premium. Ask your agent to quote the credit for each roof type before you decide.

How long do Class 4 shingles last in Dallas-Fort Worth?

Typically 15-20 years. The Class 4 rating improves the odds against hail, but Texas heat and UV still age asphalt, so shingles sold as 30-year products in milder climates usually fall short here. A professionally installed metal roof typically lasts 40-70 years in Texas.

When are Class 4 shingles the better choice?

When you expect to sell within about 15 years, before a second shingle roof would come due; when the up-front difference would strain your budget; or when insurance is paying for a like-kind shingle roof and the upgrade does not pencil out. We install metal only, and we will say so when shingles are the better fit.

Does the 30-year comparison include energy savings?

No. Oak Ridge National Laboratory and Florida Solar Energy Center research found cool metal roofing can cut annual cooling energy costs by up to 25% compared with dark-gray shingles, but results depend on color, insulation and ventilation, so we treat any savings as upside rather than part of the math.
