What Is a Standing Seam Metal Roof?
A standing seam roof is a set of long steel panels running eave to ridge, locked together at upright seams and anchored by clips you never see. No screw pierces the face of the roof, which is why standing seam outlasts exposed-fastener metal.
What are the parts of a standing seam panel?
- Pan: the flat field between seams, 12 to 18 inches wide; we usually form about 16 inches.
- Seam: the raised leg where neighboring panels lock together, typically 1 to 2 inches tall.
- Concealed clips: screwed to the deck and hooked into each seam; floating clips let panels slide as they heat and cool.
- Striations or pencil ribs: shallow lines rolled into the pan that stiffen it and hide waviness.
Why do we form the panels on site?
So every panel is exactly as long as your roof slope. Our roll former turns a coil of painted Galvalume into finished panels in your driveway, giving one-piece runs from eave to ridge with no end laps for water to find and nothing bent in shipping.
Snap-Lock or Mechanical Lock: Which Seam Does Your Roof Need?
Snap-lock is the right seam for most steep-slope DFW houses (about 3:12 and up), while mechanically seamed panels belong on low-slope porches, additions and roofs where you want the highest wind rating.
| Question | Snap-lock | Mechanical lock (single or double) |
|---|---|---|
| How the seam closes | One leg snaps over the next, covering the clip | A seaming machine folds the legs together, once or twice |
| Typical minimum pitch | About 3:12 | Lower; double-lock systems reach about 0.5:12 to 1:12, by manufacturer |
| Wind uplift and water resistance | Strong for typical homes | Higher uplift ratings, tighter against standing water |
| Install speed and cost | Faster, lower cost | Slower, with an extra seaming pass |
| Where we use it in DFW | Most main house roofs | Low-slope porches, patio covers, additions, maximum-wind jobs |
Double-lock, folded twice, is the tighter joint. We use it for low-slope work, such as a back porch tied into the main roof below snap-lock’s minimum pitch, and where wind matters most; the May 28, 2024 storm pushed DFW gusts to about 80 mph. Which Standing Seam Systems Do We Install?
Four: two steel profiles we roll-form ourselves and two factory systems for jobs that call for aluminum or a fixed 16-inch panel. All four are compared with every other profile on our metal roofing systems page and in types of metal roofing.
Snap-lock standing seam
Our standard residential panel: concealed clips, a 1- to 1.75-inch rib and pans 12 to 18 inches wide, formed to length in 24-gauge Galvalume with Kynar 500. It needs about 3:12 of pitch. It carries a UL 90 uplift listing and a Class A fire rating, per the manufacturer’s test reports.
Mechanical seam standing seam
Single-lock or double-lock seams closed by a seaming machine on a 1.5- to 2-inch rib. With in-seam sealant it runs down to about 1/2:12, which makes it our commercial and low-slope panel for porches, flat additions and mansards. It is tested for water, air and uplift (ASTM E1646, E1680 and E1592) and can be curved for radius fascia.
ClickLock premium aluminum standing seam
A Classic Metal Roofing Systems aluminum panel, 12 or 16 inches wide, that clicks together over clips that let it move with heat. At roughly 70 pounds per square with a PVDF finish, it suits corrosion-prone sites and HOA streets that want a refined, low-glare panel.
Universal 16-inch standing seam
A steel panel with a fixed 16-inch width, interlocking vertical seams, slotted fastener holes for expansion and a PVDF finish in about ten colors, cut to length per project. It suits small structures such as porches and sheds as well as large ones.
Is 24-Gauge Kynar Worth It Over 26-Gauge SMP?
Usually, yes. 24-gauge steel with Kynar 500 paint is our standard system and 26-gauge SMP is the value option. A complete materials package runs $9 per square foot for 24-gauge Kynar versus about $8 for 26-gauge SMP.
Why does gauge matter more on standing seam?
24-gauge steel measures about 0.023 inch at minimum, and 26 gauge about 0.018, so you get roughly 28% more steel. Across wide flat pans, that stiffness resists dents and oil canning and holds the seam firmly under clips and clamps. A well-made 26-gauge panel can still pass Class 4 testing; it is simply thinner.
Kynar 500 or SMP: which paint survives Texas sun?
Kynar 500 (PVDF) resists fading and chalking longest, which matters when the Dallas summer UV index routinely reaches 9 to 10. SMP is cheaper but loses color sooner, so we recommend it only in light shades. Both go over Galvalume steel, whose painted AZ50 substrate commonly carries a 50-year warranty and suits inland DFW well.
What Goes Under and Around the Panels?
High-temperature underlayment, a vented ridge and carefully flashed penetrations, the hidden parts where low bids usually cut corners.
Why use high-temperature underlayment?
Metal runs hotter than shingles, and many standard underlayments are rated only to about 180-240 F. We use products rated 240-265 F, with self-adhered membrane at eaves, valleys and penetrations.
How does a vented ridge work on standing seam?
Attic heat exits at the peak through vented Z closures, metal pieces that seal each panel end yet let air escape and keep insects and blown rain out. Paired with intake at the soffits, it helps a climate zone 3A attic shed summer heat. Vented ridge runs $45 per linear foot.
How are pipes and skylights flashed?
Plumbing vents get pipe boots made for metal panels, sealed to the flat of the pan, at $200 each. Skylights get custom metal flashing that we fabricate and install around the curb, at $1,000 each.
Will You See Oil Canning on a Standing Seam Roof?
You might see some, and an installer who promises none is overselling. Oil canning, a slight waviness in flat pans, is a natural trait of cold-formed sheet steel, not a defect.
We make it hard to notice with low-gloss finishes, striated 24-gauge pans near 16 inches wide, correct clip spacing and a flat deck, checked before panels go on.
How Does Standing Seam Handle DFW Hail and Heat?
Better than standard shingles, with an honest limit. Many standing seam systems are tested to UL 2218 Class 4, the highest impact rating, but the biggest stones can still dent a flat pan.
Will hail dent a standing seam roof?
It can. Class 4 means the panel survived a 2-inch steel ball falling 20 feet without cracking or rupturing, not that it cannot dent, and 24-gauge steel shows fewer marks than 26. Texas has topped every state for major hail events 11 years running (NICB/Verisk).
Will a standing seam roof lower your insurance?
It may. Texas insurers give credits for UL 2218-rated roofs and the largest for Class 4, but the size is up to each carrier, with reported discounts of about 5% to 35% on the wind and hail part of the premium. Also ask whether your policy excludes cosmetic hail dents that never leak. We supply the panel’s rating documents; your carrier decides the credit.
Which colors keep a standing seam roof coolest?
Lighter and cool-pigment colors. Research by Oak Ridge National Laboratory, backed by Florida Solar Energy Center testing, put the cooling-cost savings of cool metal roofing at up to 25% against dark-gray shingles; insulation, attic ventilation and color decide your actual result. We show each color’s Cool Roof Rating Council numbers rather than promise a bill.
Can You Put Solar Panels on a Standing Seam Roof?
Yes, and it is the easiest residential roof for solar. Clamps grip the seams with set screws, so the array mounts without holes through the panels, and a roof that typically lasts 40 to 70 years will not need to come off mid-array. We give your solar installer the seam details so the clamps match. More on solar panels on metal roofing.
Will Your HOA Approve a Standing Seam Roof?
Often, but standing seam needs your architectural committee’s approval. Under Texas Property Code §202.011, an HOA cannot ban shingles built to resist wind and hail, save energy or generate solar power, as long as they look like the subdivision’s roofing, outlast it, are at least as good and fit the look of the street. The statute says shingles, though, and never mentions standing seam.
In master-planned neighborhoods of Frisco, Plano and McKinney, we assemble the submittal: product data, color chips, Class 4 documents and profile photos. Our Frisco, Plano and McKinney HOA approval guide covers what committees ask. If the answer is no, Class 4 metal shingles fit the statute more naturally.
What Does a Standing Seam Roof Cost in DFW?
Our installed price for a whole-house 24-gauge Kynar standing seam roof is $15 per square foot of roof surface as of October 2026, so 2,000 square feet of roof comes to about $30,000. For context, national 2026 cost guides typically show $10 to $18 per square foot installed for standing seam.
- Whole-house roof, 24-gauge Kynar: $15 per square foot, installed.
- Porch, patio cover or small addition: $25 per square foot, since small jobs cost more per foot.
- Vented ridge with vented Z closures: $45 per linear foot.
- Pipe boots: $200 each.
- Custom skylight flashing: $1,000 each.
- Materials only, complete package: $9 per square foot for 24-gauge Kynar, about $8 for 26-gauge SMP.
- Installation only, your materials: $7.50 per square foot.
For example, 40 feet of vented ridge and three pipe boots would add about $1,800 and $600. Roof surface includes pitch and overhangs, so it exceeds your living area. We confirm the final price after measuring the roof, and your written estimate lists exactly what is included.
Run your own numbers in our metal roof cost calculator. On a re-roof, tear-off is $1.25 per square foot plus $1,000 for each 40-yard dumpster, and roofs at 8/12 pitch and steeper add $2 per square foot.

When Is Standing Seam Not the Right Pick?
When your HOA insists on a shingle or tile look, the building is a barn or shop, or you plan to sell soon.
- HOA wants a traditional look: metal shingles, with Class 4 options.
- Spanish or Mediterranean elevation: stone-coated metal tile; compare the two in standing seam vs stone-coated steel.
- Barn, shop or barndominium: corrugated and R-panel roofing costs less, though its exposed screws typically need attention in 10 to 15 years.
- Tight budget: 26-gauge SMP snap-lock trims the material cost.
- Young roof with a few damaged spots: repair it instead.

What Dallas-Fort Worth Homeowners Say About Architectural Metal Panels
Your Standing Seam Questions, Answered
How much does a standing seam metal roof cost in Dallas?
As of October 2026, our installed price for a 24-gauge Kynar standing seam roof is $15 per square foot of roof surface, about $30,000 for 2,000 square feet. Porch and patio roofs run $25 per square foot. We confirm the final price after measuring the roof.
Is snap-lock or mechanical lock standing seam better?
Neither wins everywhere. Snap-lock goes on faster for less money and needs a pitch of about 3:12 or more. Double-lock and other mechanical seams resist higher wind uplift and can run on slopes as flat as about 0.5:12 to 1:12, depending on the panel maker.
Is a 24 gauge standing seam metal roof worth the extra cost?
For most DFW homes, yes. 24-gauge panels carry about 28% more steel than 26-gauge, so they dent less and show less waviness. A complete materials package runs $9 per square foot versus about $8 for 26-gauge SMP.
Why choose Kynar 500 paint for a standing seam roof in Texas?
Because Texas sun is hard on paint. Kynar 500 (PVDF) resists fading and chalking far longer than SMP when the Dallas summer UV index routinely reaches 9 to 10. SMP is a fair budget choice in light colors.
Does hail dent a standing seam metal roof?
The largest stones can. A UL 2218 Class 4 rating means the panel took a 2-inch steel ball without cracking or rupturing, not that it cannot dent. 24-gauge steel shows fewer marks, and some Texas policies exclude cosmetic dents that do not leak.
Can my HOA block a standing seam metal roof in Texas?
It can require approval. Texas Property Code §202.011 protects impact-resistant and energy-efficient shingles that match the neighborhood but never mentions standing seam, so your architectural committee makes the call. We build the submittal, including product samples, matched colors and impact-rating documents.
